Overview

Charmora City overview

Three river islands in South Nha Trang combining administrative spaces, night-time entertainment and waterfront homes.

Charmora City (legal name: Mixed-Use Urban Area of Nha Trang City) is a 227 ha island township in Nam Nha Trang Ward, Khanh Hoa Province. Sun Group develops the project through Sun Property. The master plan divides the site into three islands surrounded by the Quan Truong River and the Tac River.

Each island serves a distinct function. Capital Island covers 68 ha (Zone 1: 68.05 hectares) and centres on administrative offices and public squares. Festival Island spans 116 ha (Zone 2: 116.21 hectares) for entertainment, commercial streets and the night-time economy. Elite Island covers 43 ha (Zone 3: 42.45 hectares) and is dedicated to low-rise homes and residential towers.

Under Decision 456/QĐ-UBND dated 12 June 2025, the 1/500 detailed plan covers 226.71 hectares with a projected population of 19,686 residents. Residential land accounts for 30.83 hectares (13.60%), comprising 11.59 hectares for townhouses, 8.42 hectares for villas, 4.61 hectares for apartments and 6.21 hectares for social housing. Public green space covers 49.33 hectares (21.76%) and theme parks take up 31.45 hectares (13.87%). Roads occupy 39.15 hectares (17.27%), while rivers and canals span 60.73 hectares (26.79%).

Location beside the Quan Truong River

Charmora City sits in Nam Nha Trang Ward (formerly Vinh Thai Commune and Phuoc Long Ward), Nha Trang, Khanh Hoa Province. Under Decision 456/QĐ-UBND, the site is bordered to the east by the Quan Truong River and to the west and south by the Tac River. Capital Island meets the junction of the Quan Truong River and Vo Nguyen Giap Street.

The three islands have different bridges, road approaches and river frontages. Buyers should first choose between Capital Island, Festival Island and Elite Island. After selecting an island, check the orientation and river or lake outlook of the exact plot or apartment stack.

Landscape and amenity concept

The 1/500 plan sets aside 60.73 hectares of rivers and canals alongside 49.33 hectares of public green space and 31.45 hectares of theme parks. On Festival Island, Sun Property introduces the "Bach Hoi Da Hanh" night-time experience concept across three themes. Visitors can walk along the shophouse streets to Vui-Fest market, watch water and fireworks shows, and dine at Vui-Fest.

On Elite Island, a natural hot mineral water source (maintained near 50°C) runs directly into The Elite Clubhouse of more than 3,000 m² and into private villas. Operating rules and usage fees for the hot mineral system have not yet been published by the developer.

Island plan and product review

Across the three islands, product releases include high-rise apartment towers and low-rise residential rows. On Festival Island, Tower F2 covers typical floors 2–24 with Studio, 1BR, 1BR+, 2BR and 2BR+ units facing Dong Yen Lake and the Quan Truong River. Tower F3 on Festival Island covers typical floors 2–15. On Elite Island, high-rise buildings include Onsen 1, Onsen 2 and The Charm (CC04).

In Onsen 1, typical apartments have a 3.5 m floor-to-floor height. Studio CH24 measures 38.2 m² gross and 34.4 m² net usable area. The 1-bedroom-plus CH22 layout measures 58.5 m² gross and 53.8 m² net usable area, while 2-bedroom CH21 measures 72.4 m² gross and 65.9 m² net usable area. Low-rise homes on Elite Island include townhouses with frontages from 7.5 m and semi-detached villas with frontages from 10 m, with long-term ownership for Vietnamese buyers.

By October 2026, Capital Island had completed service bridge No. 2 and site clearance. Festival Island reached 70% internal road completion, 90% central lake embankment work and 100% bored piling across the three towers of The Fest. On Elite Island, site levelling and main-road asphalt paving reached 100%, and exterior finishing is under way on several low-rise rows. On 18 October 2026, the developer held the basement slab closure and superstructure groundbreaking ceremony for The Charm tower (CC04) with project manager SunPMC and contractor Tan Minh Nhan Corporation.
