Vinhomes Pearl Bay overview
Vinhomes Pearl Bay (legal name: Vinpearl Phu Quy Residential Area) is a coastal mixed-use development at 9 Tran Phu, Nha Trang. Vinpearl Joint Stock Company (a member of Vingroup) is the legal developer, and the project is marketed under the Vinhomes brand. Under Decision 2180/QĐ-UBND dated 15 September 2023 approving the 1/500 detailed plan, the total project area is 338,007.17 m² (33.8 hectares).
The 1/500 plan provides for a projected population of about 2,720 residents and up to 450 stay guests per day. Residential land totals 51,376.06 m² (15.20%), comprising 30,051.12 m² for townhouses, 11,015.26 m² for villas and 10,309.68 m² for social housing. Other allocations include 52,735.44 m² for social infrastructure and 45,973.32 m² for commercial services. Tourism services take up 59,014.83 m², while roads and parking occupy 87,862.63 m² and 28,346.77 m².
The development fronts more than 1 km of natural coastline along Nha Trang Bay. It also includes a white-sand beach of approximately 2.14 hectares, with 8,445.39 m² zoned for beach and recreation uses and 4,252.73 m² for technical infrastructure.
Location on Tran Phu
Vinhomes Pearl Bay sits at 9 Tran Phu in Nha Trang. Most of the site lies in Vinh Nguyen Ward, with a smaller part in Vinh Truong Ward. The position sits at the southern end of the Tran Phu coastal road. It overlooks Nha Trang Bay, Hon Tre Island and the sea-crossing cable car line.
Within the 33.8-hectare master plan, low-rise rows and commercial streets are organised across the Ngoc Trai, Lam Ngoc and Ruby zones. Buyers should compare the distance to the 2.14-hectare beach, internal road width and bay outlook for each specific plot.
Waterfront setting and project uses
Vinhomes Pearl Bay is planned as an all-in-one coastal complex combining residential homes, tourism facilities, hotel buildings and waterfront commercial streets. Residential houses and commercial-service properties (DTTM) sit under different land-use categories in the 1/500 plan. Buyers should check the exact classification of their chosen unit.
Construction began in early 2025, and the developer handed over the first homes to residents on 6 July 2026 after roughly 18 months of work. Expected handover for the Ngoc Trai zone runs across Q4 2026 and Q1 2027. The Lam Ngoc and Ruby zones are scheduled for handover across Q2 and Q3 2027.

Before you choose a property at Vinhomes Pearl Bay
Check the exact legal category, handover zone and payment option for your selected unit.
- Verify whether your unit is one of the 352 townhouses or 43 villas confirmed in Official Letter 2723/SXD-QLN (29 July 2024) or a commercial-service property (DTTM).
- Match the plot to its expected handover schedule: Ngoc Trai zone (Q4 2026–Q1 2027) or Lam Ngoc and Ruby zones (Q2–Q3 2027), following the initial 6 July 2026 handovers.
- Compare listed prices by land size and view: 5-floor internal shophouses (90–110 m² land) are VND 18.5–22.5 billion, while sea-view villas start from VND 32 billion to over VND 55 billion.
- If selecting the 36-month 0% interest loan package (up to 70% loan under Option 2 of the 20 September 2026 policy), account for the 19.5% surcharge added to the base price.
- Check buyer eligibility before placing a deposit, as the 20 September 2026 secondary contract transfer policy applies to domestic buyers and excludes foreign individuals and organisations.
